Maintenance Technician – Tech 2 / Tech 3 Hampton Inn – North | 3107 Atlantic Availability Required: • 7:00 AM – 11:00 PM • Seven (7) days a week, including holidays • Part-Time to start, with growth to Full-Time in Spring as seasonal demand increases Job Summary Hampton Inn North is seeking experienced Maintenance Technicians (Tech 2 or Tech 3) to support daily hotel operations. This position requires hands-on hotel maintenance experience beyond basic preventative maintenance, including troubleshooting, diagnostics, and in-room HVAC (PTAC) systems. Candidates must be dependable, safety-focused, and capable of working independently when required.

Qualifications & Technician LevelsGeneral Requirements (All Candidates) • Minimum 1+ year hotel maintenance experience required • Demonstrated experience with PTAC / in-room HVAC systems • Skills beyond basic PM work, including troubleshooting and repair • Ability to respond to work orders efficiently and professionally • Working knowledge of electrical, plumbing, and mechanical systems • Ability to work flexible hours, including weekends and holidays • Strong attention to safety and guest impact TECH 2 – Intermediate Technician • All general requirements, plus: • Basic troubleshooting and diagnostics in: • Electrical • Plumbing • HVAC • Ice machines • CPO certification (or ability to obtain) • Ability to assist with training and mentoring entry-level technicians TECH 3 – Advanced Technician • All general requirements, plus: • HVAC certification required • Life Safety Systems knowledge • Advanced diagnostics and repair capability • Electrical and/or plumbing certifications (preferred) • Ability to operate the maintenance department independently for single shifts or limited periods What We Offer • Competitive pay based on experience and technician level • Opportunity to transition from Part-Time to Full-Time in Spring • Stable schedule availability • Supportive hotel leadership and team environment • Opportunity for long-term growth Essential Job Functions: Performing routine maintenance around the building such as fixing structural damage, for example, window, door, or wall repair. Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures. Working on damaged electrical wiring when a shortage or severed wire occurs.

Maintaining the building HVAC equipment to keep climate control in the facility functioning properly Applying preventative measures to the building to reduce the risk of future problems, such as using a sealant on a flat roof. Fixing potential safety hazards to avoid injuries. Painting the building when old paint has become faded or chipped.

Maintains files of Material Safety Data Sheets. Programs phone equipment according to hotel needs. Works with and trains hotel maintenance staff in a variety of areas.

Maintains quality of appearance of interior and exterior of hotel. Paints and stains walls, trim, and doors. Repairs wallpaper, carpet, sheetrock, and doors of the hotel.

Keeps an orderly and well-stocked inventory of finishing supplies needed in the hotel. Maintains a superior quality in the guest rooms. Checks operation of all guest room equipment.

Corrects minor problems and reports major problems to the General Manager. Keeps records of rooms completed. Ensures par stocking of regularly used parts and supplies.

Inspects and repairs minor problems in common areas. Is responsible for learning emergency procedures. Is responsible for safe operation of all equipment, chemicals, and lockout procedures.

Reports to work for scheduled shifts, on time and in uniform in accordance with company policy. Knows and complies with all company policies and procedures pertaining to this position and its duties. Performs other related duties as required.

Qualifications: High school diploma, GED certification or equivalent experience preferred. Bachelor's Degree, technical school and/or equivalent experience in a hotel or related field preferred. Must have basic Reading, Writing, and Math skills.

Valid driver's license required Customer Service Skills required. Prioritization and time management skills required. Must have a strong attention to detail
